Finding The Right Tenant

To help market your property we will organise to have professional photographs taken to promote your property  in the best possible light.  A well planned and executed marketing strategy is critical to achieving a rewarding return on your investment.  Salt 4 Property Management will expose your property in the following ways:

 

Internet – your property will be advertised on multiple websites

Database – Our Property Alert members will be notified by email

Brochures and property lists will be available from reception

A prominent lease signboard can be displayed depending on the properties suitability

Private inspections will be conducted to ensure we get to know the prospective tenant from the beginning

 

Documentation

Tenants are required to sign a Tenancy Agreement and pay a bond prior to occupying the property.  Any amendments or additional clauses can be added to the agreement if required and agreed to by both parties.  Together with the Tenancy Agreement,  a detailed property condition report is prepared completed with photos which can be used at the end of the tenancy to determine and changes to the condition of the property.  The bond will be refunded once a thorough final inspection is carried out.

 

Protecting  Your Property

We will conduct regular inspections, the first one being within the first 6 weeks of the new tenancy to ensure that any problem  or concerns are dealt with sooner rather than later and report back to you.  If maintenance is required we will arrange for a qualified trades person to attend to the matter and liaise with you.  Should the amount of maintenance exceed your authorised amount as per our management agreement we will seek your instructions before proceeding.   Any tenant requests will be discussed with you and your approval sought before work is commissioned or undertaken.

 

Rental payments will be monitored daily to prevent tenants falling into arrears.  We are constantly reviewing the market and will discuss rental reviews with you periodically.  Before the end of a fixed term tenancy we will seek your future instructions.

 

Landlord Protection Insurance is of the upmost importance when leasing your property.  Unfortunately tenants situations can change during the tenancy and having piece of mind for our owners investment is highly important.  We can suggest options with you and arrange for your investment to be covered for any unforseen circumstances that may unfortunately arise.

 

Trouble Free Tenancy

The key to a trouble free tenancy is to ensure that the best possible tenant is the one who signs the Tenancy Agreement.  Salt 4 Property Management check all references including employment, rental, credit history and personal references.  We will present you with all the applications and recommend who we consider to be the most suitable for your property, the final decision is yours!
